This five-bedroom house with double garage on a cross lease site of 417m² in the eastern suburbs of Auckland had a difficult brief.

On the one hand the client wanted to make the maximum use of outlook and sun. On the other they required a private environment for their young family and a home consultancy business in amongst large established houses on three sides. To compound the problems of a tight site, access was restricted from the road frontage, most of which was taken up by a large established Pohutakawa tree.

The design locates the double garage close to the road and side boundary setting up the entry onto the downstairs living and kitchen in an open plan arrangement. Both spaces focus onto the sunny courtyard area protected from the road by the garage. Upstairs the children’s bedrooms are arranged to give separation from the main bedroom with services grouped along the south elevation thereby maximising the sun and view to the north.
