      <image:caption>A steep sloping site on Auckland’s North Shore in a dense urban area close to Milford Beach provided some interesting challenges. Restrictions on the height to boundary regulations created a long narrow house footprint. Issues of visual privacy were overcome with timber screens that wrap around the house both decoratively and functionally. The screens are designed to extend seamlessly from the cedar clad boxes. The house is split over three levels. From the double height entry you step down to the main living and then again to the family, dining and kitchen areas. Each space increasing in volume as you step down. A spine wall runs through the house, drawing the eye out to the views of Rangitoto beyond. Living spaces are provided to each level, a rumpus room at basement level, formal living and family at ground floor and informal living on the first floor. Bedrooms are also split across the three levels. A simple palette of materials are layered on to the elevations, stucco finish on brick, cedar cladding and aluminium joinery.</image:caption>

      <image:caption>This project for a family bach for one of our contractors was designed on a difficult and tight site. It was worth it for the excellent aspects for sea views and sun. The site which shelves by four metres in the middle and is accessed by a right of way is bordered by large mature Pohutukawas on two sides that provide shade and dramatic backdrop.  The design seeks to lay out a simple but functional floor plan which has two aspects. First, to orientate the living areas onto the view and a large deck area to the north and sea views. Second, to provide a connection by way of views and openings to the lush cool landscaped areas underneath the overhanging trees on the other side of the house. The result is a floor plan that is long and rectangular to fit the site constraints and is orientated north on the long side. The layout provides opportunities for good cross ventilation in hot summer weather plus open living for the owners and visitors for summer holidays.</image:caption>

      <image:caption>This project was an alteration and extension of the rear of a Ponsonby Villa. Careful consideration had to be made to the historic character of the home, particularly on the street front of the home. In doing this, it created an opportunity for a design statement at the rear in the form of a modern design. This opened up the home to the garden and led visitors through the home into an open, modern living/kitchen/dining space. A warm palette was used throughout to tie the modern with the old. Clean lines taken from the existing window proportions, were used as the basis for the stair and new windows which framed the rear of the home.</image:caption>

      <image:caption>This five-bedroom house with double garage on a cross lease site of 417m² in the eastern suburbs of Auckland had a difficult brief. On the one hand the client wanted to make the maximum use of outlook and sun. On the other they required a private environment for their young family and a home consultancy business in amongst large established houses on three sides. To compound the problems of a tight site, access was restricted from the road frontage, most of which was taken up by a large established Pohutakawa tree. The design locates the double garage close to the road and side boundary setting up the entry onto the downstairs living and kitchen in an open plan arrangement. Both spaces focus onto the sunny courtyard area protected from the road by the garage. Upstairs the children’s bedrooms are arranged to give separation from the main bedroom with services grouped along the south elevation thereby maximising the sun and view to the north.</image:caption>

      <image:caption>We were approached to redesign and extend an existing outdoor deck area. The vision was to create a space that felt like a seamless transition from the interior to exterior, feeling like another room. Weather protection and optimum sunlight were necessities, to resolve the materiality issues of the existing pergola space. A new in-ground pool was also going to be installed to replace their current free standing one simultaneously to the build. The final design achieved the brief of creating a new covered outdoor deck area that felt like a warm, sheltered outdoor room. This included a new BBQ and dining area, an outdoor fireplace with surrounding furniture and repurposed concrete pavers to create a path, all connecting to the new pool and spa for easy access.</image:caption>

      <image:caption>Public facilities in parks often seem less shelters than bunkers. In contrast to that, Ormiston Activity Centre is conspicuously welcoming. Archoffice’s technicolour dreamcoated is a beacon in the wilderness of the 94 hectare Barry Curtis Park announcing loud and proud to the skate crew that this is home. It is comprised of four discrete volumes – stair tower, meeting room, toilets and viewing platform. This nifty little box dressed up in a multi-coloured piupiu takes its inspiration from kiddie building blocks. Steel verticals of varying thickness like the lines of a bar code are coated in three pure colours, with secondary and tertiary colours gatecrashing the party in a reference to the range of hues in digital age graphics. While there are breakpoints in the bar (and they are less intense around the window openings) all that colourful interference disguises the function of providing a protective shield against vandalism and graffiti. The roof over the toilet block doubles as a platform for anxious caregivers to unobtrusively keep an eye on reckless offspring skating below.</image:caption>

      <image:caption>The site is located towards the western end of Beach Haven Road with elevated views over the upper Waitemata Harbour, Catalina Bay and Hobsonville. The form of the houses is reminiscent of boatsheds that line the bay, with gable forms leading from the street to the sea. The site slopes steeply providing all 11 dwellings with views to the harbour from living rooms and the master bedrooms. All units have a northern facing garden space and decks with a view to the south and west. The dwellings are all three-storey with the living level in the middle of the house, for the northern houses the living flows through to the north facing gardens at one end and decks at the other. Each house has three generous bedrooms with an ensuite to the master bedroom, a shared bathroom for the other bedrooms and a powder room at the living level. The bedrooms for the northern units have screening for solar control and privacy while allowing viewing out across the street and to the water.</image:caption>

      <image:caption>Recently completed, the project is a light and airy new fitout for the Westhaven Marina Team. Their branding colours are referenced throughout to connect the people inside to the marina right outside the eastern windows. In addition, the reception desk is a subtle reference to the curves of a boat hull, a reflection of what is seen outside. The fitout will house the Customer Service and Administration functions of the Westhaven Marina Office. The fitout makes the most of the volumes within the space by utilising plasterboard and raft blade ceilings to show off its interior height. The meeting rooms have glazed windows and doors to allow a visual connection through to the sea outside, while retaining a private area on the western end.</image:caption>

      <image:caption>We were approached by a return client who had taken the lease on a tenancy with the idea of fitting it out into a new restaurant and bar. Our client had international experience in hospitality and saw an opportunity in the area for a food &amp; beverage venue selling Thai food. The first thing we did was put the client in touch with a graphics designer to develop the “brand” which would then drive the spatial design for the fitout as well as the menu, stationery signage etc. While this was being developed space planning got underway with a concept plan which had an outdoor seating on one side and an indoor dining room on the other arranged around a bar and kitchen between. The kitchen is in full view of the restaurant and has a chefs bar so that patrons can eat and also watch food being prepared for other patrons as part of the dining experience.  The dining area has fixed seating with squabs along one side to open up the space with loose table seating between. The bar can serve to either the courtyard or the dining area which gives flexibility to manage both weather and private functions.</image:caption>

      <image:caption>The clients approached Archoffice to discuss options to renovate their newly purchased home in St Heliers. Archoffice's initial response addressed their need for additional space by providing a new floor level above the existing garage for the kid's bedrooms, a new bathroom and play area. This enabled the existing first floor to become a master suite with walk-in wardrobe, ensuite and stunning views to Rangitoto Island. From the street the strong clean lines of the two intersecting gables creates a bold statement with street presence. Downstairs two small extensions meant the living areas could be rearranged to gain a better relationship with one another and allowed for a new contemporary kitchen, living &amp; dining.</image:caption>

      <image:caption>We were asked to develop a photo typical toilet design that could be rolled out in a number of differing site contexts in Waitakere. The plan layout fittings and base building materials are a constant, allowing for unified maintenance. The roof and wall textures are able to be modified to provide site specific solutions. Henderson offers a prototype for a planted (wall) building, symbolising the ‘eco city’. The Swanson Station addresses its context by architectural references to the historic train station. A timber weatherboard profile and veranda detailing is added to the exterior of the concrete walls. The Hobsonville War Memorial Park Amenity building references the past with subtle depictions of war scenes on the exterior cladding.</image:caption>

      <image:caption>Sister Rene Shadbolt Park is the home ground of Suburbs New Lynn Rugby Football Club and premier rugby games are regularly hosted here. Auckland Council required a new building to house six rugby league changing rooms, public toilets, referee rooms and associated plant rooms to support the club and park demands. This new two story building is located on Portage Road on the Northward sloping bank between the southern playing field and the central site carpark. The ground level opens on to the existing carpark and is cut into the ground to form a partial basement. The first floor provides direct access and views to the fields. The building is a simple pavilion form constructed of largely precast concrete and steel. Honed precast panels appear to ‘float’ on the southern elevation addressing the carpark and a decorative and brightly coloured screen faces Portage Road and provides security to the upper level balcony. Coloured panels and steel surrounds highlight entry points to the changing rooms and WCs. This enables clear way finding and provides visual interest to the elevation.</image:caption>

      <image:caption>This site is in downtown Auckland, not far from the University Precinct. It fronts a major arterial route &amp; bus lane from lower Symonds St into Anzac Avenue, calling for a simple and effective solution for vehicle &amp; pedestrian access. This is achieved using a Porte Cochere dug into the plan on the ground floor and anchored to the pedestrian frontage by an elliptical retail element &amp; veranda in parallel to the footpath outside, which allows vehicles &amp; pedestrians to safely negotiate the drive through and visitor embarkation. The Porte Cochere is a double height space in volume with the entry, concierge, lift lobby and first floor above facing into it. Large areas of glass are deployed to provide as much natural light as possible during the day and at night to act as a locating beacon in the otherwise fairly nondescript streetscape. A sculptural segmented and geometric ceiling element above provides a counterpoint and interest to the space. The building’s form is modern and simple. With 17 floors and 165 rooms, the design holds a pool, conference facilities, a restaurant and generous public spaces. The hotel is able to provide a range of quality accommodation in the heart of Auckland with good connections to the city, motorway, harbour and outer reaches.</image:caption>

      <image:caption>The existing building houses the Marina staff who manage and maintain the Westhaven Marina for Auckland Council and Panuku Development Auckland. In 2021, the reception &amp; administration teams and the ICT teams are relocating to an office space in the newly constructed Westhaven Marine Village. This frees up space internally to refurbish and reorganise the existing building - or replace it with a new purpose built facility. Two options have been investigated for the Westhaven Marina Office Building: First, to refurbish, reorganize and reclad the existing building to extend its life for 20+ years. Second, to replace the existing building with a purpose-built facility that also has the floor level set to allow for potential sea rise and inundation. As part of this option, Panuku asked for a preliminary assessment as to whether or not the proposed building could be located further south, closer to the existing transformer building to allow for round-about changes and the landing of the Northern Pathway - Te Ara Pae Moana.</image:caption>

      <image:caption>The Birkenhead Library and Civic Centre is a purpose-built new generation 2,600m2 library situated on a reserve site in Birkenhead, Auckland. The architectural concept for the library is based around a simple narrative of looking through ancient trees that existed on the site to the view. Notions of solid and void, transparency, light quality, pattern and form were considered and modeled to inform various design demands. The intention was to have a pleasant and verdant quality of light available within the building that subtly changed throughout the day, leading to the building becoming transparent at night. The building enjoys a unique setting in the existing elevated Neil Fisher War Memorial Reserve. Birkenhead Library and Civic Centre makes a noticeably positive contribution to the surrounding built environment. The return of a library to the heart of the Birkenhead business district, after a four year absence, has been welcomed by all.</image:caption>

      <image:caption>This elevated but secluded foreshore site in the heart of Waterview enjoys expansive views out to West &amp; North East across the Whau Estuary and which are bordered by the NW motorway to the East snaking its way out to the Waitakere’s. There are 17 dwellings of various configurations – all arranged to provide secure on site garaging, privacy, outdoor living spaces and sun, so that each one is individual to its location. The planning is flexible with either entry / arrival on the middle or lower level with open plan living on the upper or lower level. The bedrooms are all located on the top floors. The forms are simple and orthogonal with a screened frontage to both front and back. The rear screen forms are designed to provide privacy to within but also with views out to the shared driveways. They double as visual amenity for neighbours when viewed from that side. The screens to the front are designed with geometric perforations of solid and void to filter light &amp; hot summer sun. Conceptually, across the site the front screens mimic gentle lapping of the tide on the foreshore and will pick up the colours of the sun in evening or morning but at night will provide a sparkling silhouette across the frontage to the water.       <image:caption>This landlocked residential site in the leafy &amp; established suburb of Mt Albert has the zoning to hold up to 8 townhouses. The design solution responds to the sites volcanic topography and delivers 3, three storey duplex’s and two standalone dwellings. The plans are arranged to locate private outdoor living spaces to the west, in order to take advantage of the afternoon sun. The entry and garages are placed on the next floor above, leaving the top floor to hold three bedrooms, which are screened to the morning light onto the driveway below. The west elevations have a filigree screen built into the façade to provide privacy and break up the elevation. The result is a deceptively simple, repetitive, yet sophisticated modern form among established trees and landscaping which seeks to provide a place to live close to a wider amenity for a large variety of users.       <image:caption>The design is simple and consists of a single changing room block with two separate changing rooms and showers. The building is oriented towards the main field and is in close proximity to the existing carpark. One public accessible toilet it located to the exterior of the building, and another is located inside the main lobby area. This area also contains two rows of lockers to be used by the sports teams. Private referees changing rooms are also provided on the south end of the block. Services are provided towards the western side of the building and is design to accommodate either an instantaneous gas infinity water heating system, or an electric hot water cylinder system for the showers. The changing rooms are accompanied by a large upper deck to the south with grandstand steps leading down to a lower deck area to provide excellent viewing opportunities to all fields in the park. Additional storage space is provided beneath the building in a basement area accessible from both the eastern and western sides of the building for ease of use.</image:caption>

      <image:caption>Located over an old quarry and landfill the Phyllis Reserve sits adjacent to the Oakley Creek. Formerly, the access to the Metro Football Club and the Akarana Dog Training Club was from Springleigh Ave. The new cycleway runs along the reserve, crossing this access. Due to the age of the existing buildings and safety concerns at the crossing, we were asked to provide a concept in stages. The first stage included a new change room and public toilets facility, to be used by the football club, the softball club, their spectators and general public using the cycleway. The second stage of the concept is to provide additional change rooms, a new tuck shop, additional storage, a new club room for football and softball and a new Dog Training Club. During our research into the area, we found that the Oakley Creek has a unique geranium variant which is only found in the area. We incorporated a stylized graphic of the flower and its leaves as a cast in pattern to the precast panels of the ground floor. The first stage is designed with robust materials - precast walls and a floating plate steel roof, raised above the panels to provide passive ventilation.</image:caption>

      <image:caption>We were commissioned by Auckland Council to provide 2 large, new, state-of-the-art propagation glasshouses to support the Auckland Domain Nursery. The existing nursery has been on that site since the beginning of the century, proving a heritage overlay, along with established trees and hazardous soil conditions. All these factors proved a challenge for the design team. The result was a simple design with large structural members and complex services throughout. The Glasshouses operate a sophisticated computer controlled irrigation, heating and ventilation system and is compartmentalised into a number of areas – each of which have automatic thermo-controlled spray misting, heating, sunlight shading, and herbicide spraying – depending on what they are growing. Water is filtered and recycled through a series of biofilters &amp; pumps underneath the building which are all monitored from a small control room. Roof stormwater is stored in large tanks onsite and recycled to water the plants. Special glass, which has a specific ultraviolet coefficient was imported from Holland and used throughout the building.</image:caption>

      <image:caption>The existing office and warehouse building located at William Pickering Drive is due for refurbishment and we have taken this opportunity to ‘dress up’ the external façade to create a more contemporary and clean aesthetic for new future tenants. The now dated “staggered” curtain walled façade is being replaced with new ‘Alucobond’ aluminium sheet cladding and new smaller aluminium windows. A folded, perforated, powder coated screen will be ‘pinned’ off the building on a steel frame and it will disguise the stepped floor plate and create a more modern statement to the street.       <image:caption>Clustered together, the rhythmic repeating roof forms conjure up nautical notions of yachts’ sails when boats are clustered together at the start of a race in the inner harbour or, perhaps a long line of cresting waves lapping at the shore. The external materials compliment this local history and were selected to respond to the need for robust durable materials that can withstand the tough marine environment and weather conditions on this specific site. While the interior exposes the new steel work to retain the industrial aesthetic and allow the tenants to leave both services and fitout elements exposed for an easy and quick fitout. The building is in two blocks, each with dual access, the primary interaction between the building and the public is the eastern glazing which activates the edge and the wide new promenade that replaces a narrow concrete footpath with links at several points to the existing boardwalk. The building also opens to the street and carparks at the west, north and south. The height of the overhangs is such that there is a human scale and level of intimacy as you interact with the edge of the building, walking alongside it.
